This 55-acre site north of Congleton, Cheshire East was allocated for employment and residential space in the 2015 North Congleton Masterplan, which set out plans to support the area’s economic growth and future prosperity.

Seeing the area’s pent-up demand for high quality employment accommodation and homes in a well-connected location, we were delighted to promote and quickly secure planning permission and a sale for our landowner.

In 2020, we designed and submitted an outline planning application to Cheshire East Council for a major mixed-use scheme comprising 185 homes, 28 acres of employment land, and 1.7 acres of retail space. In March 2021 we secured consent, and in the same week along we appointed Clowes Developments as commercial development partner after a bidding process. The residential land was acquired by Bloor Homes.

As of 2025, the land has been transformed into a bustling community. At its heart is Viking Park, a 23-acre extension to Congleton Business Park, designed to support around 500 jobs. Major UK brands Aldi, Starbucks, Greggs and KFC are all operational alongside MKM Building Supplies and manufacturing specialist Sachet Factory, with further industrial units under construction.
