Richborough Commercial’s 55-acre site north of Congleton, allocated in the Cheshire East Local Plan as part of the North Congleton Masterplan, is quickly taking shape.

Working with Clowes Developments, we secured outline consent in 2021 for a scheme comprising 28 acres of employment land, 1.7 acres of retail and 185 new homes. Just four years on, the site is taking shape at pace, with major commercial milestones already achieved.

At the heart of the scheme sits Viking Park, a 23-acre extension to Congleton Business Park, designed to support around 500 jobs. Major UK brands Aldi, Starbucks, Greggs and KFC are all operational and the arrival of MKM Building Supplies, who have taken a brand-new 20,000 sq ft unit, marks a significant step forward in cementing Viking Park’s status as a key commercial hub.

Elsewhere on the site a further 9,000 sq ft industrial unit has recently been let, with occupier details to follow. Phase Two is now underway with the delivery of two flexible 12,220 sq ft units scheduled for completion later this year.

Nick Jones, Group Director of Richborough Commercial, commented: “Viking Park shows the strength of demand for well-located, high-quality employment land. We’ve worked hard with our partners to create a balanced scheme that brings new jobs, amenities and homes to Congleton. The commercial take-up to date underlines the site’s potential and demonstrates why mixed-use masterplanning is so important in supporting long-term growth.”

Marc Freeman, Director at Clowes Developments, added: “It’s exciting to see Viking Park come to life, with nationally recognised occupiers already opening their doors and more on the way. Our focus has been on delivering high-quality, flexible commercial space that meets the needs of modern occupiers, and the strong demand we’re seeing is testament to Congleton’s growing appeal as a business location. With Phase Two now underway, we’re confident the scheme will continue to go from strength to strength.”

Meanwhile, residential development is also progressing, with Bloor Homes advancing on their first phase of 154 homes.

Nick Jones added: “The scheme’s success demonstrates Richborough Commercial’s skill at unlocking land in the right locations. With support from our in-house Technical, Design, Planning Delivery and Disposals teams, we bring forward sites that attract high quality occupiers, create jobs and investment while generating the best returns for our landowners.”
