How we help

Helping you unlock the potential of your land

Every piece of land is different. So is every landowner.

Whether you already believe your land has commercial potential or simply want to understand what may be possible, Richborough Commercial can provide the expertise, investment and long-term commitment needed to explore the opportunity.

We work with landowners from initial appraisal through planning, marketing and eventual sale, managing the process while keeping you informed and involved throughout.

Understanding your land

The first step is to understand the opportunity.

Our team assesses the site’s location, planning context, access, infrastructure, technical constraints, surrounding uses and market potential.

We look at what the land could become, how it could be brought forward and which strategy is most likely to create a successful outcome.

Is your land suitable
for commercial development?

There is no single type of site that has development potential.

For commercial development, well-connected land close to major towns, cities and strategic road networks can offer particular potential. Richborough also considers brownfield, greenfield, Green Belt and technically challenging sites.

Your land may already be allocated for development, be proposed for allocation, or have potential through an alternative planning strategy.

We consider:

•  Size

•  Location

•  Planning prospects

•  Access

•  Infrastructure

•  Market demand

•  Technical constraints

•  Land characteristics

•  Surrounding uses

Creating the right strategy

There is no one-size-fits-all route through the planning system.

Depending on the opportunity, we may pursue a planning application, promote the site through the Local Plan or strategic planning process, or use a combination of approaches.

We keep the strategy under review so it can respond to changing planning policy, evidence, occupier demand and market conditions.

Investing in the promotion of your land

Commercial land promotion requires significant investment.

Under a Promotion Agreement, Richborough Commercial funds the legal, technical, design and planning work required to promote the site.

Landowner and agent input remains important throughout the process, allowing matters such as legacy, retained land, protected interests and future phases to be considered alongside value and sale.

Creating a marketable development opportunity

Our role is not simply to secure a planning permission.

We consider how future developers and occupiers will view the opportunity, including access, infrastructure, technical requirements, design, phasing and market demand.

Once planning is secured, the land can be marketed competitively, allowing the landowner to consider the best combination of price, certainty, terms, uses and phasing.

With you from beginning to end

Throughout the process, you have an experienced team managing the detail and keeping you informed.

Because our return is linked to the successful sale of the land, we share your objective of creating the strongest possible planning and sales proposition.
