What does the Disposals
team do?

Once planning permission is secured, we oversee the final stage of the land promotion and marketing process. We will actively market your site to trusted housebuilders and developers, negotiate the sale and manage the journey through to legal completion. Our mutual focus is to maximise value and secure the most favourable deal possible in terms of confidentiality and payment profile.

Can I input on who you approach?

Yes, absolutely. The list of prospective buyers is agreed

collaboratively with you and, if applicable, the selling agent.

We draw on our extensive national network of housebuilders,

developers and registered providers to ensure we engage credible,

well-aligned buyers who are active in your region.

How does the disposals process work?

Once a site is ready for sale, we prepare a comprehensive

marketing pack and agree a list of potential buyers with you and,

where relevant, your selling agent. The pack typically includes:

  • Professionally designed sales particulars and a clear

  • Planning, Technical and Legal summary.

  • A data room containing supporting technical reports and

  • high-quality drone footage.

  • A dedicated project website to host the virtual data room.

We issue detailed bid guidance and invite offers by a set deadline. After reviewing submissions, we shortlist credible buyers and interview them to understand and assess their assumptions, funding position and delivery timeline. This enables us to challenge unrealistic terms and negotiate stronger offers.

Our structured process encourages competitive tendering - often

unlocking higher offers through a second round of bidding. We remain actively involved during the legal process to avoid unnecessary delays.

Will I be kept updated?

Yes – we tailor our approach to your preferred level of involvement. Some landowners prefer regular updates, others take a step back. Either way, we ensure you’re kept informed at key stages.

How do you commit to efficient due dilligence?

We create robust Planning, Technical and Legal summaries that enable potential buyers to assess the site with confidence, limiting cost contingencies and help attract firm, unconditional offers, minimising the risk of post-agreement renegotiations or “price chipping”.

We thoroughly review bids, build assumptions, abnormal costs, payment terms, financial standing and track records. Our in-house expert team is on hand throughout to resolve queries efficiently.

Once terms are agreed, we remain hands-on throughout contract negotiations, helping to maintain momentum and deliver a smooth exchange of contracts and legal completion.

What happens to my land after the sale?

Once the land is sold, the buyer - typically a housebuilder - will submit a Reserved Matters planning application to the local authority, covering details such as layout, scale appearance and landscaping. Construction begins once Reserved Matters approval is granted and pre-commencement conditions are discharged.

 

If you own neighbouring land, we make sure any necessary rights are protected in the sale, safeguarding your wider interests.
